Steps to take on ROOF REPLACEMENT:
Completely remove all existing layers of roofing from the bridal shop and the main home behind the bridal shop, including the area of addition at the rear of the main home. Special note: this bid is based on the removal of two existing layers of roofing.
Perform an inspection of the existing wood sheathing to determine if any dry rot or termite damage exists. If termite damage is found an additional fee will be charged for any required repairs.
Construct a cricket on the roof to better slope the water to the existing drain locations.
Install 80lb. base sheet over both roofs. Replace all existing drain outlets, perimeter edge flashing, vent and pipe metal flashing.
Install heat weld roofing membrane over perimeter edge walls of the roof and slope roof.
Install 30 year rated fiberglass composition shingles over this sloped portion of the the upper roof. Replace all downspouts for the bridal shop and upper roof. Haul away all debris associated with the above described project on site leaving the grounds surrounding the building clean.
SEAL LARGE STAIRWAY CRACK TO HELP TO KEEP WATER AWAY FROM THE INSIDE OF THE HOUSE
Scrape away the existing sealant from the large crack between the right side stairs and the exterior wall leading all the way up including the upper balcony. Clean this area as is possible and apply a new bead of sealant between the stairs and exterior wall.
ROOF SOFFIT LEAK REPAIRS
Remove the loose and dangling stucco from the soffit adjacent to the right and rear side of home. Install quarter inch thick, pre-primed plywood sheathing over the existing stucco creating a new plywood soffit.
Leaky WINDOW REPLACEMENTĀ
Completely remove the existing Leaky window, Install a new custom fabricated window matching the original Windows dimensions exactly. Repair stucco upon completion of replacement window installation. Apply one coat of primer to the repaired area of wall. Re-install any interior trim requiring removal.
LEAKY-STUCCO CRACK REPAIR
Repair stucco, Apply one coat of primer to the repaired area of stucco.
STUCCO MOLDING REPLACEMENT
Replace the stucco molding. Apply one coat of primer to the replaced sections of molding.
