Foundation Underpinning in the Oakland Hills

FOUNDATION UNDERPINNING

Foundation Underpinning is used to increase foundation depth, or repair faulty foundation.
Excavation will be adjacent to the exterior foundation. Each excavation will extend to a depth of approximately 24 inches below the existing foundation footing to allow for the installation of the helical piers at each location.
Install a total of 16 helical piers at locations shown on plan around the outside perimeter of foundation where excavation has been performed, each helical pier will extend to a depth of 14 feet below grade or until refusal.

OPTIONAL INTERIOR PIERS

Remove the interior flooring in the downstairs hallway to allow for the installation of 2 interior helical piers. Install each of these helical piers with concrete haunches attached to the interior foundation to a depth of 14 feet below grade or until refusal. Reinstall interior floor sheathing and finish flooring to replace that which has previously been removed.

CONCRETE GRADE BEAM

Excavate adjacent to the exterior foundation to connect together all of the helical piers to the existing foundation system of home. The new grade beam will be reinforced with rebar, doweled into the existing foundation and extending through the shaft of each helical & tie- back pier, tying them all together as one unit. Reconstruct any decking that has been removed to allow for the installation of the above described, helical piers and concrete grade beam installation.
